TERMS AND CONDITIONS OF RENTAL
RELATIONSHIP BETWEEN THE OWNER AND THE GUEST
Sometimes people ask us: “… when we book a hotel or a Bed and Breakfast, we don’t have to pay everything in advance. Why, when we rent a self catering home or apartment, do we have to pay the rental fee and security deposit in advance?… “
The reasons are these: in hotels and B&Bs, rooms and services are managed by the owners or managers. On the other hand, in the self-catering apartments or homes, you have complete freedom to organize your daily life as you wish, using the rooms, the furniture, linen, crockery, and utensils that you have rented.
With the delivery of the keys, the owner/host entrusts his home to the guest/tenant. The rental of a self catering home or apartment is in all respects a true tenancy agreement, which usually includes an upfront payment and a damage deposit.
PROPERTY DESCRIPTION AND INFORMATION ON INTERNET
You, the Guest, already saw the description and information on the Internet. All rates and property details are subject to change without prior notice, unless the property has already been booked and confirmed by the payment of the deposit.
The confirmation we will send you becomes a binding agreement when the owner receives the payment of your rental deposit .
FURNITURE, ELECTRICITY, HEATING, WIFI, CLEANING
The property is fully furnished, and equipped with linen, crockery, and all utensils, for a self-catering rental. Locked cupboards and closets are reserved for the use of the owner and are not included in this rental.
The cost of the final cleaning according to the number of guest will be indicated on the confirmation: final cleaning, electricity, heating and internet are not included in the rental fee, and must be paid according to consumption, as staded by the provisions on the booking confirmation.
30% (thirty percent) of your rent is usually requested within 10 days of booking to confirm your reservation and your acceptance of these conditions of rental. Failure to make this payment, subjects your reservation to automatic.
The property is fully furnished, and equipped with linen, crockery, and all utensils for a self-catering rental. The amount of the returnable deposit, indicated on the Confirmation, must be paid in cash in full, at your arrival, and will be refunded to you on the day of your departure provided there is no breakage, damage or missing items, excluding reasonable wear and tear incurred during occupation.
CANCELLATION BY TENANT
If you cancel this agreement 2 months prior to the commencement of the rental period, 100% of the deposit paid by you will be refunded. If you cancel this agreement less than 2 months prior to the rental period, the entire deposit will be retained by the owners as full liquidated damages
CONDUCT AND BEHAVIOUR
You as the Guest agree to take all reasonable steps to ensure that your family and other guests with you adhere to the regulations regarding the respect of the neighbors, the prohibition of smoking and the separation of household garbage. You have to respect the neighbors and avoid making too much noise, holding high level of music or television. The property is privately owned: rearranging the furniture or removing any items from the apartment is strictly prohibited. Furthermore, you are responsible for the property during occupancy, and must lock all windows and doors securely at all times when not in the apartment, to avoid damage from rain or from theft. You must exercise care in securing all personal property.
WASTE AND RUBBISH
the law is very strict regarding the separation and the collection of household waste. The garbage is controlled by the authorities every week, and the homeowner who does not respect the rules is punished with severe fines. We ask you therefore to separate the garbage and waste materials strictly as we indicate.
Pets of any kind are not allowed in or on the property’s premises, without specific written permission.
Smoking is strictly prohibited inside the property.
DRUGS AND HAZARDOUS MATERIALS
The Guest and his family, or any person with him, shall not use or bring into the property any illegal substances, inflammable fluids (e.g., gasoline, kerosene, naphtha or benzene), or other explosives or articles deemed hazardous to life, limb or property
ONE PERIOD ONE GROUP OF GUESTS – CAPACITY OF THE PROPERTY& – RESTRICTED NUMBER OF PERSONS
Each period of rental (1 week, 2,3,4 weeks) is committed to only one group of guests: different groups of relatives or friends cannot occupy the premises during the same period. The total number of persons allowed in the property at any one time is restricted: the highest number of Guests is indicated on the Confirmation. Should a group misrepresent themselves, they shall be asked to vacate the property without refund.
COMPLAINTS AND MAINTENANCE. ACCESS TO THE PROPERTY
The owner makes every effort to keep the property a in good working order. In case of a maintenance problem, he will strive to repair the problem as soon as possible after being notified.
It is the Guest’s obligation to report any problems immediately to us, regardless of the hour. Providers or subcontractors on behalf of the owner can enter the property to perform any repairs as necessary. The owner will make every effort to schedule such works at a time convenient to you, to respect your privacy, and not interrupt your vacation.
The owner send a maid for the cleaning service before your arrival and after your departure; only the final cleaning is at the charge of the Guest, and must be paid in advance on the day of arrival. You find the amount on the Rental Confirmation.
CHECK-IN and CHECK-OUT HOURS
CHECK-IN: the time of the check-in must be agreed in advance. please be so kind as to notify us of your exact time of arrival. In any case check-in time is limited between 2.0 and 7.00 pm.
